The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the total livable area, of your home. These services are useful and sometimes essential when disputing property taxes or selling a property. How does a floorplan service work?During a home measurement or floorplan service, a certified appraiser takes measurements of your property with a measuring tool — generally a tape or laser measuring device. As they walk the house, they mark the layout of the rooms and other features, like stairs, hallways, and fireplaces. They may sketch the property. Then, the appraiser develops a report and detailed sketch showing the total area of the home and the general layout. The resulting report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more. When do I need a floorplan service?Disputing real estate taxesTax records often reflect the wrong square footage because the values can come from many sources, and sometimes go unverified — meaning you may be paying for more square footage than you actually own! Unless an appraiser has recently performed a valuation on your property (after any remodeling that may have affected square footage), you'll need one to perform a measurement service before contesting your taxes. An appraiser verifies an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying. Selling a propertyA home floorplan service can secure fair market value for your property. Living space is one of the most important factors potential buyers consider when purchasing a house — but since these values are frequently approximated rather than accurately measured, your property listing may show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the selling price for your property, but possibly even the amount of interested buyers. The only sure method of using a definitive GLA when listing your home or property is to reference a recent appraisal or measurement service completed by an appraiser (after any renovation that may have affected square footage). Material for agentsTo ensure that your client's property sells at a price that correctly reflects market value, we suggest requesting a floorplan service for the property. Your clients, and especially potential buyers, will appreciate your attentiveness, and you can be certain that the GLA on your client's listing is truly representative of their home. A floorplan can also be an excellent marketing tool for getting potential buyers interested because they can review the layout and characteristics of the property before and after touring.
